management contract based on your needs and requirements. We listen

MARKETING of  PROPERTY
We, personally, market all of our own properties. Although we shall
work with other agencies, we feel that you have hired the best in
Adventus to market, manage, and maintain your property and protect
your valued asset(s).
We learn everything that we can about your property. We learn the
property's nuances.
We advertise locally. We pre-screen applicants over the telephone.
We want to learn about them, prior to providing specific information
about your property. We want to make the best possible match.
In some instances, we shall e-mail the prospective tenant with
photographs of the property, in others, we may allow them to do
a "drive by" of your property, and then we shall arrange
to show them your property with as little intrusion as possible.
We look to lease our properties within the shortest time frame
possible.
TENANT MANAGEMENT
SCREENING
One of the more difficult tasks in property management is screening
for the most appropriate tenant for your property. The best tenant
is one that will stay the longest and uphold all terms and obligations
of the lease.
We run credit reports on all qualified applicants, and perform
employment verifications, landlord verifications, credit verifications,
and bank verifications, prior to notifying you about potential candidates.
SELECTION
After verifying all possible information from an applicant, we then
present only qualified candidates that would be an appropriate candidate
for your residential, commercial, or vacation property.
Based upon our recommendations, you select the tenant from a pool
of applicants.
We meet with the applicant(s) and go over what they need to move
in. Depending upon the requirements, we may request a combination
of the following: first month's rent, last month's rent, full security
deposit, lock replacement fee.
PRIOR to CHECK-IN
We shall undertake to perform certain duties prior to any Check-In.
These include:
· Inspection of the property & grounds with the Owner
(if available) to ensure it is in good working order and any defects
reported.
· Safety inspections and review of any Health and Safety
Issues.
· Readings taken of utilities such as: electricity, gas,
water, telephone (if applicable), property maintenance fees, etc.
· Professional inventories agreed for fixtures, furniture,
and fittings.
· Any cleaning is done: carpets, curtains, bathrooms, kitchens,
etc.
· Any maintenance of the property and grounds is done.
CHECKING-IN
An important part of renting any property, Adventus ensures that
the procedures are followed properly to avoid any recourse at a
later stage. These include:
· Inspection of the property & grounds with the tenant
to ensure it is in good order and any defects reported.
· Readings of utilities agreed.
· The tenant is made aware and attention is drawn to the
transfer of names (if applicable) for: electricity, water, gas,
telephone, council tax, TV licence, etc.
· Inventories agreed.
· Leases, inventories, etc. are signed by the tenant and
agent and original copies are sent to you for your signature.
· All documentation, including references, etc. are filed
at our offices.
PAYMENT of DEPOSITS, RENTALS, etc.
In these tough economic times, all monies due must be collected
in a timely manner. We utilise a number of methods to ensure all
monies owing to YOU are paid into your account as quickly as possible.
We request all monies upfront in the form of a bank cheque, transfer,
or similar.
TERMINATION, EVICTIONS, & RENEWAL of LEASES
A month prior to the end of the lease, we shall write to the tenant
to inquire whether they wish to renew or terminate their lease agreement.
Renewal
· Subject to agreement by you, the Owner, an extension Lease
Agreement is drawn up for signature. Should you wish not to renew
the Lease, the tenant will be informed, in writing, of your intentions.
· An inspection is undertaken to ensure that everything is
still in good working order.
Termination & Checking-Out
· Inspection of property & grounds and agreement on what,
by whom, and when actions are required on repairs and cleaning to
hand back.
· Readings of utilities done and agreed with utility companies.
· Deposits returned in a timely manner to tenant.
· Should eviction be necessary, all formal procedures are
followed.
PROPERTY & GROUNDS REPAIRS & MAINTENANCE SERVICES
We provide general maintenance services 24-hours a day, 365 days
a year, enabling you to rest whilst we work.
We are available for routine, preventative, and emergency maintenance
and generally are on-site within a short period of time and remain
in touch with the workmen undertaking the maintenance work in order
to ensure quick and efficient service.
We shall respond to emergency maintenance services including: electrical,
plumbing, flooding, natural disasters, general accidents, emergency
alarms, fires, and other events.
In addition, we shall ensure the property, furniture, and fittings
are maintained in good order and we are able to provide such services
as:
· Reforms and Repairs of your Property
· Plumbing Repairs
· Electrical Installations
· Cleaning
· Landscaping
Grounds maintenance and upkeep is essential to protect the value
of your investment. We can provide such services as:
· grass cutting,
· garden services,
· swimming pool maintenance, etc.
· landscaping
We can also arrange removal of any unwanted items found left in
your property.
VACATION PROPERTY
Few would argue that there is no better investment than having
a second home, but, who will look after it while you are away ?
Your property may be left unattended for some periods of the year
and it is important to be able to depend upon a reliable Property
Management Company to oversee it in your absence.
Subscribe to our fast, flexible, reliable services and enjoy complete
peace of mind and we shall take care of:
· Ventilating the property and checking for any humidity
and/or damage
· Checking water, electricity, gas, etc. and ensuring all
appliances are in working order.
· Watering indoor and outdoor plants and keep the terrace
tidy.
· Collecting mail to leave in property or post to a preferred
address.
· Switching on air conditioning/heating before you/tenant
arrives and/or water heater/floor heating.
· Arranging free cleaning twice a year to coincide with your/tenants
arrival (7 days notice required).
· Ensuring tenants take good care of the property should
you decide to rent it out.
RELOCATION SERVICES
Adventus, through its customer service excellence programme, is
able to offer our services to companies and individuals who are
wishing to relocate. This may be a company wishing to relocate their
employees to a new city or to a new area or private individuals
seeking a new home, be it a second home or vacation property, both
at home or overseas, and require a high level of knowledge to facilitate
such a move and to make the transition as painless and transparent
as possible.
Clients provide their requirements such as area, number of bedrooms,
price, local amenities - including schools and leisure - and, any
other related issues, which enables us to conduct a search for suitable
property, etc.
PROPERTY DEVELOPMENT
Many people, these days, have recognised the investment opportunities
in renovating old properties. In order to ensure the best return
on this investment, Project Management and planning are the two
